Surrey Downs home sets new suburb record at auction

It was Adelaide’s most viewed home heading to auction last week.
So it comes as no surprise that this near-new home at 5 Baxter Ave, Surrey Downs attracted close to three dozen registered bidders, with its sale setting a new suburb record for the popular northeastern locale.
Selling agent Mark Lands of Lands Real Estate said the home proved popular with family buyers from the get go, with no less than 166 inspections facilitated over the two-week campaign.
The property also clocked 45,000 online appearances in search results and almost 11,000 listing views on realestate.com.au.

Its popularity helped set a new suburb record for Surrey Downs, with the home selling for $1.21m – $285,000 above the previous record holder.
“The sale exceeded all of our expectations by a considerable amount,” Mr Land said.
“It also exceeded any recent comparable data and the volume of interest underpinned that the market saw value at that price point.”
Situated on a 775sq m allotment, the 2023-built home featured four bedrooms, two bathrooms, and a generous-sized, open-plan living, dining and kitchen space with access to an all-weather patio.

A north-facing backyard offered plenty of room for a future pool, while a separate rumpus room impressed with a split system airconditioner, a built-in cupboard and a bar.
“It’s a near-new home on a full-sized allotment and that’s just something that’s extremely rare to find as a lot of the newer builds sit on subdivided blocks, Mr Lands said.
“The sale shows that there is an appetite for these types of homes but also that there is limited supply…and I don’t know when another one like this will become available.
“What’s more likely is that you will have to buy an older property, knock it down and go through the build process…which could easily take up to two years.
“As with this one, it’s a near new home and you only had to wait around 30 days to move in and buyers saw value in that.”
